  1. Lower Manhattan townhouses were converted to stores & warehouses in the 1800s. Soon they could no longer be adapted and were torn down. These were adapted for retail, demand has grown too much. They're inaccessible and aren't providing housing in a crisis. Thank them and move on

  2. More seriously though, renovations like these and wholesale demolition and reconstruction are points on the same spectrum of development. Historically, buildings would change with neighborhoods, and eventually when they got too far out of line with demand, they would be torn down

    Learning algorithms can differentiate “motor cities” in North America and Australia from the rest of the world, just using maps. It also turns out those cities are 55% more dangerous for drivers than “high transit cities” of Europe. HT

    That's the real irony of all the memes about "generic urbanism" or "developer modernism". Even if building look similar, each one is custom, and as a result, expensive. 4/

    . is wrong about this. Large multifamily and commercial properties are overtaxed, gentrifier homeowners and many co-op and condo owners are undertaxed. Homeowners in non-gentrifying neighborhoods are the only ones paying appropriate taxes, and deserve no relief

    I love that the MTA’s revision of off-peak service guidelines in ‘10 — which precipitated up to 20% in service cuts — netted them just $3.1m in savings out of a $700m MTA Budget gap. “Prudence theater” at its worse, to use ’s apt term.

    The rent freezes were possible due to increasing NOI from gradual deregulation of vacated units. Now with the new rent laws, there's no more deregulation to cross-subsidize flat stabilized rents. Great time to bring multifamily taxes back down to earth
