Have you ever used one of the rental search sites? There is a lot of available housing over $3500/month. The issue is more about affordability. Plus landlords are doing short term rentals on AirBnB to make even more money.

Of course that just begs the question of why it is so unaffordable. I believe mayor breeds assertion is that an increase in supply would decrease prices (per Econ 101). Do you think there is another approach?

If you want to stop fighting over individual projects you need to change the laws and processes that allow those fights No CEQA lawsuits No community review meetings No council votes on projects Without these kinds of process oriented changes, the fights will continue

Or, as an idea, have an election for a "Chief Architect" and have them make the planning decisions and do the hearings so the city council can free up time to focus on other things.
