Time for my annual Black Friday rant that we have forced developers to build an abundance of parking lots in our communities to accommodate surge days like today while still having excess parking that detracts from land value every day of the year.

A lot of these spots could be utilized for other development that provides more value per acre year round, but due to burdensome regulations at the local level we have these massive lots that are underutilized on the busiest shopping day of the year. #BlackFridayParking

End parking minimums! It’s a failed government regulation that harms our communities and destroys the value of land. Developers will build the number of spots they need to have successful development while maximizing their space use for optimal benefit for all involved interests.

Joe, I have heard the expert that Salem uses specifically and publily cite Black Friday as an example of the volume that he does not use in determining the parking volumes he recommends just like you cannot build every church to hold everyone who might attend Xmas or Easter.

Our municipal code is fairly rigid. 1 spot for every 200 square feet in regular retail, and each spot needs to be at least 180 square feet (not including the space needed for pulling in & out).
These numbers line up with Black Friday surge parking theoretical requirements.
