    The reasons people are coming up with to try to justify opposing are almost comical at this point. Sen. Henry Stern just came out against because it will encourage building in high-fire zones, even though the bill explicitly prohibits it.

    While California is losing the VMT/emissions battle on land use & transportation, its major smart growth orgs can't even rally around a basic transit upzoning bill. Only NRDC, Climate Resolve & a few others seem to understand the issue & solutions needed.

    Meanwhile, building housing near transit is the most effective & critical strategy for reducing emissions (the original mission of ClimatePlan). Without it, we're left with more expensive & uncertain technologies to meet long-term climate goals. Opposing counters that goal.

    The basic message from the opposition letter is: a few tenant/equity groups are opposed, so we feel obligated to support them, even if the facts, data and studies don't support their own conclusions.

    Worse, the opposition letter doesn't engage with any of the data and analyses of the bill's likely impacts, including projected boost to affordable housing production & economic analyses of where developers would likely build (hint: not in economically marginal areas).

    Very disappointing opposition to from "ClimatePlan." The bill would result in a massive infusion of affordable units (i.e. prior Terner Center analysis) & combat status quo displacement/gentrification by lifting limits on new housing in upscale areas.
