Its likely mostly rind. They'll do this if there's an imbalance of Nitrogen in the soil over Phosphorus and Potassium.
That thing was def not mostly rind on the inside but the soil bit is likely correct as new soil was added recently.

Then it's hopefully just Oleocellosis from rapid growth - must have been from this wet year! Gibberellic acid helps, but it's only cosmetic.

Yay my people. The fruits were normal (as far as a 65 year old tree goes). Turned Fukushima sized after the new soil was added.
