What coordination problem? This is illegal to do under like 99% of land area in every city in the US due to zoning.

The areas where it isn't illegal are unlikely to be areas that people are going to want to do this in or are too far aware from employment to make it feasible.

Solved problem: individual units and deeds. The subdivision of property into individual units and deeds is what is currently illegal under zoning.

So if my in-laws are going to live in the ADU and we're going to take the main house after a remodel, the way to resolve conflicts over use is either or social bonds... or the legal fallback, which is division of the property. For communal assets, each deed could have easements

That's not really the problem though--it's that the motivation for setting up the structure in the first place is a shared sense of community, so allowing anyone to sell individually without group approval changes the community vibe. Entry/exit is a hard problem.

this is why haven was playing with membership strategies, you have access to many places and can buy / settle when you’ve ‘found the one’.
