It’s a wealth disparity that came from generations of land/home ownership, access to better schools and jobs. If you don’t think that “small” loan in 1945 that was given to white people but denied to black people made a generational difference then you are in denial.
Black people moved into plenty of nice neighborhoods - "gentrification" is reclaiming amazing housing stock The dirt isn't magic and once the blacks living there get priced out somehow the neighborhoods are nice again... A mystery that may never be solved...
