What does optimal government look like? Is it more democratic, or less? On February 24th in Toronto, join us in conversation with as he makes the (maybe) provocative though firmly rooted and rigorous case for the latter.

"With no rent controls and fewer restrictions on height and density, Tokyo appears to be a city where the market is under control—where supply is keeping home prices from rising as drastically as they have in many other major world cities."

A proposal that would deliver a major downtown park, 2,750 units of much-needed housing, and save the City $1.135B. Not bad!

It’s a terrific idea for the US to embrace the term “developing nation.” Far better to be developing—growing, expanding, and improving—than to be developed: which means to be finished, completed, and done.

What’s the most significant thing NYC can do to help reduce carbon emissions in the region? Solar panels? Green roofs? Efficiency mandates? Nope, simply make it possible for more people to live here.

Dude, you're almost 80 years old and you haven't yet figured out this shit doesn't work? People stop building homes. Supply shortage gets *worse*. You hurt the people you're trying to help. Not rocket science. Just math.

Housing is not not being built for lack of capital. A $500-million campaign to lobby a single municipal council into passing broad-based yimby reform would more than do the trick, given the right campaign manager.

Ed Glaeser: “There’s this intergenerational redistribution that’s occurred by restricting housing supply.” By 2013, a 35-44yr-old at the 75th percentile had less than half as much home equity as his counterpart did 30 years earlier.
