We also looked in all areas outside of Irvine, and in all the ones with a good school district the houses were maybe $100-200 cheaper a month. Which we’d trade in for a more inconvenient commute after WFH ends, so we passed since the savings weren’t enough.
We're in Lake Forest (right on the boarder to Irvine) and at least when it comes to owning, the higher HOA costs in Irvine really increase the cost of living. I personally don't think the Irvine Schools are 'that much better', there are good schools outside of Irvine.
When we were house hunting in Jan thru March there was almost nothing available in Lake Forest to rent. I think we toured the 2 or 3 and applied for one and they didn’t choose us. :( We were totally open to Lake Forest tho!
