It's pretty controversial to people who don't want their rent to triple overnight.

Landlords would still be in competition with each other, exerting downward pressure on rent. Anyone who tripled their rent would quickly see their tenants go elsewhere.

Landlords are currently in competition with each other. Where does this *new* downwards pressure come from to compensate for everyone getting $12,000 extra per year? Simple supply and demand. Rents will be the first thing to skyrocket, especially on the low end.
