I used to work for lawyers so I understand this pretty well. 1st of all they describe the "Premises" as the property at the address; the ONLY place they note use of only 1 bdrm is in "Enjoyment"; the lease is for him & his family. I understand his daughter lived there too #Pruitt
Even tho Lease IS signed, its not dated, witnessed or notarized. I dont know the notary laws in DC but it seems to me that the Landlord would want proof of signatories in the event of eviction. But thats just me! I think the #Ethics guy got this wrong. This is a CYA lease IMHO
If he used and paid for all 37 days, the price is probably in the range. But as I read the agreement it said he’d calculate his daily usage and pay the rent as specified. To price the actual payment you’d have to know how many days he paid for. Just get his cancelled checks.
100% occupancy cld be considered wi the guidelines. Say he paid for 25 of 30 days, the comparison to monthly rental is skewed. If compared 2 a daily rental that leaves apt avail 4 rental when not occupied, it’s a different story. Anything paid under 30 nights increases the value.
