    When affordable housing money comes with strict timelines, nobody can afford predatory delay through arbitrary denials, which is why these projects never get proposed where there is low density zoning, despite the deep need.

    Our work under the Housing Accountability Act can only take place for projects that are determined to be zoning compliant. Most missing middle projects don't fit local zoning in exclusionary cities, opening them up to expensive lawsuits and preventing us from defending them.

    SB50 closes numerous loopholes in much the same way the existing State Density Bonus does through its system of zoning waivers. It allows more housing in the places we need it most while bringing stability to the approval process across all of California's cities.
