Yeah the minimum level we start taking a percentage at is 50k. I run my models on 60k just to be extra sure.

I have some duplexes near downtown I rent on Airbnb. Basically, anyone who does Airbnb would do this at Airbnb rates if you could factor it. Cleaning costs are much lower. If no factoring, it would need to be airbnb + TVM. I’m interested. Shoot me a DM.
