It's not just the rent I believe, it's also other costs (high salary + competitve perks) that you'd be paying for banking on exceptional talent. I'm sure the same talent can be found in other hubs and that can save so much costs on a larger scale without much compensation

@AustenAllred have answered your question. It's the density of talent. I believe you can also find equally talented talent from India, Malaysia, etc. But it's harder to find and need more time...
