@pageman you're assuming homeowners are willing to risk the value of their houses which are now worth millions of dollars and they see as lottery tickets

That's the problem: SF has allowed the people who already got theirs to dictate whether others will have the same opportunity. Letting the owners dictate how much supply gets introduced to a market is pure insanity. I hope this becomes an enduring lesson in hubris.

You know what's a lot simpler than that? Letting them build 2x the housing that you would have in your scenario and leaving off the requirement. Housing prices stabilize or go down, causing less social tension associated with housing, and more people able to afford it.

Why in the world would deterring people from building housing by adding an extra cost to it, help fix a housing problem?

Unsheltered homelessness ("so many feces") is rarely about housing. It's about the freedom to not take anti-psychotics, and the spiral of end-state drug or alcohol addiction. Clever housing schemes will not fix these intractable problems.

In college, I lived in a ~160SF apartment. It was more than enough to support basic city living for one person. We need 1000’s of these, and we can do that by eliminating obstacles that impede new units (lawsuits, archaic permitting/reviews, parking and density requirements).

I think it’s important to be careful not to impose too many burdens on developers that would encourage them to take their developments elsewhere.

Based on the thread, most of those who become homeless try to get out of it - maybe the
@LambdaSchool model can make a dent for that specific segment which is separate from those who become homeless due to other factorshttps://twitter.com/natfriedman/status/1018628549090000898?s=21 …

Seems Bay Area won’t build housing at all.
