One huge problem I see recently is that there are way too many low quality people serving at all levels of U.S. gov't (from both political parties) I'm talking world-class narcissists who care more about climbing the political ladder instead of serving the people they represent.

Fee simple townhouses are becoming the default in a lot of parts of the US because of the complexity and added costs of dealing with condos (even when they don’t make any sense form a design or construction point of view)

Pin thin townhouses are governed by ownership structure and financing. Our subdivision ordinance allows shredding the underlying lots into smithereens, and banks have the paperwork ready for signature. Anything else - condos, co-ops, apartments - are bespoke and more expensive.

Because of Measure ULA, developers in Los Angeles are putting all large apartment projects on hold. This isn’t greed - it’s basic economics. Hard to overstate how disastrous ULA will be. LA is already the most housing impoverished city in the nation and now it will get worse.

There are a number of elected officials both at the state and local levels in California who call themselves YIMBYs/pro-housing but then turn around and support tax measures that not only stifle, but halt growth. The L.A. transfer tax is a perfect example of this as noted below.

Moses has built quite a following for his insights into the challenges of real estate & property management but he strikes at deeper uncomfortable truth here. Philosophically I agree 100%. Acknowledging this reality is the first step to making society truly more fair and just.

San Francisco doesn't achieve Vision Zero without increased traffic enforcement and speed cameras. Without the political will to implement these measures, city streets will continue to remain dangerous for pedestrians and cyclists.

The roof forms also enable the units on the 2nd floor to have tall vaulted ceilings. The ground floor units feature 9 ft ceilings, lending a spacious feeling to the smaller 1-bedroom and studio units. A standard but refined interior finish palette for all units saves on cost.

The simple yet bold gable roof form of the front building assists the development in fitting in with existing single-family neighborhoods while the shed roof of the rear building slopes down to 18 ft, respecting the neighbors behind.

The units are designed with systems efficiency in mind (grouping and stacking bathrooms/kitchens in each of the buildings to minimize plumbing runs). This frees up the main living spaces (kitchen/dining/living room) to feature an open plan concept in each of the units.

Each unit is carefully designed with private outdoor space and access to ample light & fresh air, promoting cross-ventilation & passive cooling. For the sake of affordability, it is envisioned that the 2+3 Fiveplex can be constructed with conventional wood framing and cladding.

Comprised of two, 2-story detached structures united by a central garden court, the Fiveplex features a diverse unit mix, including two family-sized units in the front building & three smaller units of varying sizes in the rear building (duplex in the front, triplex in the back)
