The best way to fix SB9: 1) Ban onerous impact fees 2) Increase height to 3 stories to allow for parking without having to dig a pit 3) Increase FAR to allow homes big enough for families Then you'll start getting projects like these, which fit in perfectly fine everywhere

I think my biggest impact as a Planning Commissioner will have been my idea to set the max size of ADUs (and then SB 9 units) at FAR.

Height, setbacks, FAR, lot coverage, lot sizes/configurations, landscaping, parking, eliminate owner occupancy, streamline subdivision process. Not much traction until more profitable for developers to build 2 townhomes instead of 1 McMansion.

I guess the fear of lifting the owner occupant ban would be to invite Venture Capital to take over this part of the housing market. I think we would be better served my mom & pops landlords.
