Rents in Frankfurt are half what they are in Tokyo, and Frankfurt is a prosperous financial capital in a nation that is actually growing. I say we look at what the Germans are doing instead of looking to Tokyo.

It has a zoning comparison from around the world. The German one isn't thaaat different from Japan (no national zoning code, IIRC). Apartments permitted in most places along w/ some light commercial uses.

Well, if that's true, l think we'd do better to look at Germany. Tokyo is weird on a lot of measures. For example, people gush about the transit there. But I understand they employ people to push passengers into trains with sticks. That doesn't sound awesome to me.
