I wouldn't call that sprawl because services and points of interest are going to be in walking distance due to population density.

I think "low density" and "monofunctional" (I'm reading that as purely residential, correct me if wrong) basically covers it.

That's a good concept, but is "sprawl" the most useful thing to call it? Something could fit that description but be pretty compact

When you say you have stuff sprawled over the table, or a guy is sprawled out over the floor, the idea is spread out as much as possible
