In my experience, a well-built party wall provides better sound insulation than an air gap. Agree on above/below.

Hard with approvals processes that heavily favour large developers & large projects. Fixing that is key, IMO.

Absolutely--this is one consequence of overregulation...only large developers can account for all of it
