When you have decent cities--clean, safe, good to live in, lots to do, easy to navigate on foot--you get better suburbs too

Why? Mainly because if the city is an actual, viable option, then people don't feel compelled to live in a suburb they hate.

The result is that both environments are more populated by people who love them and take good care of them

This is an excellent, and often not acknowledge point. But, I think they are getting better, definitely up from the trough in late 60s/70s

I do think a big part of it was forced integration of schools. Whites forced to choose between integration and moving to suburbs.
