think about it--what if you don't need all 210 units at once? what if you need *more* commercial, or fewer residential? what if it's the reverse? and this doesn't even get into the fact that many small buildings = many property holders, instead of just one lording over the block

Lol the company that my Dad used to be an executive at built and managed a few hundred appartment complexes in urban areas that had storefronts like this, idk how many had commercial tenants, but the 5 in Denver did.
