Ah! Vacancy rate in Tokyo is 11.1% (= 817,000 vacant units), but among rental units, it's a lot higher (34%). Of the 817k, only 114,300 are single-family detached houses--out of the total 2.21 million such houses in Tokyo, so the SFDH vacancy rate is just 5%.

Gee kinda sounds like--given a flexible housing market with lots of spare supply--people prefer to live in detached houses. Remember guys, having a great railway network doesn't mean everyone has to pile into apartment towers!

This is why I am frustrated by many infill development projects in the USA that focus on putting up large buildings--maybe taking up entire block by themselves--containing dozens or hundreds of condo units. We're in dire need of *many small buildings closer together,* not this!
