Ya i was thinking about this today also. I think price/sq ft is really important. Lots of small apts in Tokyo so I hear. That means the price/unit comparison will be totally wrong.
Side note: making super small apts is a great way to bring costs down- we need to get better at it
That's exactly what we need here: building on a scale that's most affordable, rather than the highest sale price the building costs. Houses became McMansions and we need the opposite. That's why I'm so upset SB9 mandates 800sqft+ units!
Oh ya that is bad! ADUs can be smaller fortunately.
From perusing Youtube I see there are tons of micro apartments in Tokyo. Theyve got it all figured out with tiny super efficient bathrooms.

Halve the sq footage that you need.
I wouldn’t mind living in a smaller apartment that is more affordable! But annoyed that people think there’s some kind of magic button we can press to make the market provide for everyone. Private developers will build for what’s most profitable..
