  1. @REALTORSFCU Now you need to get direct connect for Quicken because I also hate having to download my different account from you separately.
  2. @TechnoRealtor I agree but the Tempo software we use to view the MLS only supports IE, Chrome does not work at all. I wish it did.
  3. Tax credit deadline is 12/1/09 and the home has to be purchased by then, not in escrow.
  4. All 20 of the least expensive homes listed in Ocean Pointe are Short Sales. It is like a total collapse of the market in that neighborhood.
  5. Fannie & Freddie now having issues if there are issues with Short Term Rental in the building. It keeps getting harder to get a loan.
  6. 1 lender says they are 100% certain our listing is FHA approved. 2 lenders say it is not approved. FHA approval is as clear as mud.
  7. @realtormag FHA appraisals have become much slower lately and they take much longer to close.
  8. @HI_Realtors Does the Realtors Federal Credit Union work directly with Quicken?
  9. Most areas have median prices in the 1 to $200K range. Hawaii is at the top of the chart at $569K, even higher than CA. http://bit.ly/4jdwt
  10. @bncarvin The RETS MLS feed is down for all websites. I check some competitors too. Hopefully they will reboot Monday morning.
  11. Wells Fargo said they can process a Short Sale in 30 days. I will believe it when I see it. I hope it is true with 50% of owners underwater.
  12. Appraisals are coming in lower than the purchase price faster than I can keep track of them. Sometimes just a little, sometimes a lot lower.
  13. Has anyone tried my new SF Tax search & then hit the Show on Google Maps? The various assessed values on your street might surprise you.
  14. In a Real Estate transaction get even the smallest details in writing. If you have a verbal agreement it is as good as having nothing.
  15. A lot of purchases are falling out of escrow because the appraisals come in so much lower. Sellers and Buyers should keep this in mind.
  16. If the house is in bad condition or has unpermitted upgrades, don't use FHA or VA loans, it will be a challenge to get it closed.
  17. Lenders are having more problems closing on time. No more 30 days, 45 minimum now. Appraisal issues are the biggest factor causing delays.

  19. Short Sale Tip: Request the BPO (Broker's Price Opinion) as soon as the paperwork is in the system, don't wait for an assigned negotiator.
  20. Short Sale with BOA - 10 pages or less into system in 3 days, over 10 pages takes 10 days, keep those Short Sale faxes short!
